What's included with your inspection?
Regardless of how a building looks on the outside, there may be underlying issues that need to be identified. A thorough inspection protects the buyer AND the seller. Many well-intentioned sellers are unaware of the condition of the various functional components of a commercial property. They may also be unaware of potential liabilities from ADA violations. While our standard inspection does not include an ADA evaluation, we can arrange for a detailed ADA evaluation from our sister company ADA Compliance Review Corp. Inspectors are trained to examine the heating and cooling systems, roof, electrical system, foundation, common areas, hard-scape, Restrooms, siding, drainage and many others. We use state-of-the-art testing equipment such as Infrared Thermal Imaging Cameras, moisture meters, combustible gas detectors, carbon monoxide detectors, and laser thermometers. While some large properties require more prep time, we usually print the Property Condition Assessment report ONSITE so everyone has a copy immediately. The report is also sent via e-mail to all parties involved. The report is written in an easy to read format, complete with color photos. Note: Mold determination is not part of a commercial property inspection. If we identify any moisture related problems in our report, you should consider having the home tested for the presence of mold prior to the end of your contingency period.
